We are seeking an organized, detail-oriented Asset Manager to join our team at the Kaneff Group Head Office. As the Asset Manager, Commercial, you will be responsible for maximizing asset value for the owner through the prudent generation and management of cash flow as well as operating performance. This role involves working with the Commercial division (Office, Retail, and Industrial) and collaborating with the investment management team to ensure good governance and transparency in all asset management functions.

Key Accountabilities:

Direct the preparation of the annual strategic asset management plan for Kaneff’s commercial properties, monitoring the plans, and making recommendations to adjust the plans to meet our investment targets;
Monitor and analyze the assets' performance by way of regular meetings with the Property Management and Leasing teams, reviewing monthly reports, and performing ongoing reviews of leasing activity, major expenses, and capital programs;
Underwrite all lease transactions and recommend acceptable deal terms to Management;
Study/assess relevant office leasing markets;
Source new lease deals and opportunities on an ongoing basis, directing leads to leasing agent;
Review all construction projects such as Landlords' work, tenant work, and all capital expenditures; ensure approved tendering process is followed;
Prepare quarterly actual and forecast property level detailed asset management reports including, financial returns, cashflow, valuation, capital, operations, tenancy, market and leasing matters;
Conduct regular reviews of financial underwriting/proformas and recommend strategies or alternate courses of action to maximize investment returns targets;
Work with the Finance and Accounting Directors in the coordination and review of annual budgets for all portfolio reporting;
Coordinate and review of year-end presentation materials;
Assist with regular internal communications, distributions, meeting requests, cash calls and reporting requirements;
Build and review proformas and conduct hold vs sale analysis on a regular and ad hoc basis;
Manage and lead the internal valuation process along with the Investment Committee (IM);
Support EVP with the deployment of capital including due diligence and transaction management with the Investments group;
Work closely with our Senior Leadership Team to ensure key deliverables expectations are met.

Qualifications:

A bachelor’s degree in business/commerce, with a preference for candidates with a Finance, CA, CMA, or CFA designation;
Demonstrable expertise in financial modeling using Excel and relevant experience creating and working with detailed financial models;
A minimum of 5 years of experience in asset management, with significant exposure to investment management, transactions, due diligence, portfolio management, and underwriting in the office sub-market;
Technical proficiency with MS Office, Yardi, and financial systems;
Strong presentation skills with the ability to develop and deliver all investor reporting, including in-person meetings.
